This will form part of the HIP and can be provided through our sister company, Local Solicitors Practices. The Searches will reveal the Title Number of the property and an extract of the property register will appear within the HIP pack. That register will confirm whether the property is freehold, leasehold etc and will generally include a plan. There will also be other legal matters in relation to conveyancing within that. |

| 2. | Local Authority Searches |
A Local Authority Search is a Search basically at your Local Council. That will include a plan of your road and the location of your property. |

| 3. | Water Company Search |
Water Company Search will advise you where the main sewers are and other items in relation to the requirements for sanitary to the property. |

| 4. | Environmental Search |
The environmental search will look at the risk associated within the meaning of Part 11a of the Environmental Protection Act 1990. This is designed to confirm the property is free from major influential risks. |
